How the Nevada Transfer Tax is Calculated
Nevada’s transfer tax, known as a Real Property Transfer Tax (RPTT), is calculated at a rate of $1.95 for every $500 of the property’s value, or any fraction thereof, for properties valued over $100.
For example, if you sold your home for $496,000 (Nevada’s median home price), you could expect to pay $1,934.40 in Nevada transfer taxes.
Another Transfer Tax Nevada Sellers Typically Pay
Many counties and local governments also charge home sellers a real estate transfer tax.
Clark County adds $0.60, while Washoe County and Churchill County each add $0.10 to the base transfer tax rate.

Does the Seller Always Pay the Nevada Transfer Tax?
While it’s customary for the seller to pay the transfer tax, responsibility varies by location. In Nevada, the buyer and seller (or grantor and grantee) are equally responsible for the state’s Real Property Transfer Tax.
Depending on the circumstances, some transactions might be eligible for exemptions from transfer taxes. Common exemptions in Nevada include:
- Changes in organization identity, form, or location with identical common ownership.
- Transfers of title to the United States, any state, or their agencies.
- Title transfers that recognize actual ownership status.
- Transfers without consideration between joint tenants or tenants in common.
- Property transfers to a relative within the first degree of lineal consanguinity or affinity.
- Transfers between former spouses pursuant to a divorce decree.
- Transfers to or from a trust without consideration if a certificate of trust is presented.
- Transfers of unpatented mines or mining claims.
