HomeLight has partnered with select lenders who will underwrite you ahead of time to ensure you present your strongest offer possible on the house of your dreams. Moreover, HomeLight guarantees that your loan will close, or HomeLight will refund your earnest money deposit.
  • How do I get Fully Funded?
    Start by answering a few questions to see if you are eligible for Fully Funded. If eligible, we will provide a link to your custom mortgage loan application from our lending partner. Once you start on your application, work with your loan officer at our lending partner to complete your application and get pre-underwritten. Once your underwriting is complete, we’ll send you more information about how to submit a Fully Funded offer on your dream house.
  • What do I do once I’m Fully Funded?
    Once you’re Fully Funded, go ahead and submit an offer on your dream home. Make sure you include the cover page about Fully Funded in your offer so that the seller knows what this offer means and that you are backed by a HomeLight guarantee.
  • What is the HomeLight guarantee?
    HomeLight guarantees the pre-underwriting of our lending partners. Once one of our lending partners has underwritten your pre-approval, HomeLight guarantees that your loan will be funded as long as you keep your financial profile steady and the house appraises at an appropriate level. You’ll find more details about the specific guidelines (such as how you agree not to open a new line of credit or change your employment) in your Fully Funded letter.
  • Can I still qualify for Fully Funded if I got pre-approved with another lender?
    Yes! You can still qualify for Fully Funded even if you’re already pre-approved with another lender. You will need to go through the underwritten pre-approval process with our lending partners but once you do you can qualify for Fully Funded.
  • Is HomeLight a mortgage lender?
    No, HomeLight is a not a mortgage lender. HomeLight has partnered with mortgage lenders to offer this exclusive program to its clients and real estate agents.
  • Am I obligated to make an offer once I am Fully Funded?
    No, you are not obligated to make an offer once you are Fully Funded by HomeLight. However, we encourage you to go through the underwritten pre-approval process with our lending partners when you are ready to submit an offer on a house.
  • Do I need a real estate agent to participate?
    While you do not need to work with a real estate agent to participate in Fully Funded, we suggest that you work with a HomeLight recommended real estate agent. A top real estate agent in your area can help you navigate the home buying process and help you work with Fully Funded to put forth the strongest offer you can.
  • Where is Fully Funded available?
    Fully Funded is currently available in California, Colorado, Florida and Arizona. With more states coming soon!
  • How much does Fully Funded cost?
