  • Joanne listed and sold my home

      Joanne comes across as one of the friendliest people you probably know. She's undoubtedly responsive and industrious. However, I regret to say her field expertise is far from being adequate. Her idea of a good offer is a transaction that can be closed after 2 weekends of showing. Her negotiation skill is akin to mixing cooking sources: You give a little bit; you take a little bit. She tried to convince me to take the first offer that came in because it was deemed a good offer by her business partner Patrick. She held me on the phone for nearly 3 hours, unrelenting in her claim of an imminent real estate apocalypse, when in reality the market (where our property was located) was on an upward trajectory that continued well into the following year. During one of her showings, she turned away a prospective investor because she felt properties in San Jose and San Francisco offered greater returns, when in fact the cap rate (aka rate of return) on our property far exceeded properties in her recommended cities, which were on a steady decline both in terms of property value and rental income. Furthermore, Joanne seems to have no inklings about her role as a fiduciary. Her disregard for professional ethics and inadequate knowledge in her own field are deeply concerning. An investigation into her professional misconduct is currently underway by the Department of Real Estate.
