Our condo sale was quite a challenge as it was right in the middle of COVID-19. No open houses were allowed and all viewings were by appointment only. Being that the market was so unpredictable, we also lived in the unit we sold. Megan took on the challenge and rolled with all the punches flawlessly. "Honestly Megan changed my family's life. Like most parents with kids approaching school age, we were at a crossroads. Our neighborhood was nice, but the schools weren't great and only going down. The decision to private school or not weighed heavily upon us. Being all but under water in our existing home, we thought we had no options. Megan worked with us to crunch the numbers, figure out the options, our prioritized goals, helped us figure out what we should do. We ultimately used Megan to sell our home and buy our new one. It is worth describing both experiences in detail because they go to show she really is the full realtor package.We were very worried about selling our home as we close to underwater depending on the market. The market really was heating up, and Megan had a good sense of the (lack of) inventory and helped us decide to strike as quick as we could. In the matter of days she helped us figure out what needed to be done to get the house ready, helped us find contractors, and even a stager. In the end we felt like the stager wasn't worth the money and Megan herself stepped in. Instead of ""renting"" staging stuff from a stager, we used the same money to buy stuff Megan picked out to make our home look beautiful. In the end we got 20k over asking, accepted an offer within a week (after multiple counters)With the pending sale behind us we now had to figure out where to go. Megan had lots of insights about the areas and most importantly which were great for us and our goals around school. It had everything on our "wish list". It was out of our price range, but she negotiated a great deal for us so that we could afford it. After we got into contract on the dream home, she went above and beyond to make sure that it was a good buy for us by going down to the SC county and making sure that every part of the home was permitted correctly. And, it wasn't! Thank goodness for Megan checking, because the selling agents had no idea. Megan worked with the seller's agent to clear it all up with the correct agencies, and we didn't have to worry another minute about it. I am so thankful to Megan for double-checking on our behalf, so that we were not surprised later down the road when we had owned the home. With the offer accepted on our dream home, Megan helped us to get our "old home" on the market in a matter of days. She helped us to market the home at an attractive price that we were comfortable with. We had multiple offers within days and were in contract 30K over our asking price! Buying and selling homes simultaneously is definitely stressful, especially with 2 small children in tow. But, Megan was available 24 hours a day to walk us through questions, explanations, and our excitement. I know she had other listings with other clients while buying and selling our home, but I felt as if we were her only client! She always answered her phone and made time for us (I know this was not the case with another realtor we had used 10 years ago). She was consitent, knowledgeable, and reliable. We really can't say enough to recommend Megan Archer as a realtor. My husband and I decided, after a lot of thought, that we wanted to sell our home in Campbell and mov...e to the Santa Cruz Mountains to raise our growing family. We did a lot of research on different areas and settled on one particular neighborhood that we felt would be the best match for our family. We knew that to make a competitive offer on a new home, we had to get our house in Campbell sold first. We were skeptical at first that it would work, but sure enough we received a couple of responses from homeowners and agents about homes that were coming on the market in the future. When we first visited the house that we ultimately bought, we knew it was the home for us and Megan helped us to write an offer and get into a contract with the homeowners before the home was on the market. She represented both us and the sellers in the transaction and helped keep things as smooth as possible. Although she was busy with other clients, we always felt like we were Megan's top priority. She would respond to our phone calls, emails, and texts quickly day or night. We were particularly impressed by her ability to follow through and close the loop on all of the little questions and details. This is important because we couldn't possibly have kept track of it all ourselves and it made everything so much easier for us because she is so on top of it. Megan also had a very good sense of what we were looking for in a home and I felt like she really understood us and our priorities. This was so refreshing and really made the process of buying and selling less stressful. We are so thankful for Megan's work as our realtor in both selling and buying our homes, and recommend her enthusiastically!
