If you’re planning to sell your home in Arizona, it’s important to set yourself up for success — whether your goal is to maximize your return or secure a fast sale. Choosing the right local agent and getting your home ready are crucial steps, but the timing of your listing also matters.
To help you determine the best time to sell a house in Arizona, we consulted with Valerie Caro, a HomeLight Elite Agent who works with over 84% more single-family homes than the average local agent. Caro also provides expert advice and strategies to help you attract serious buyers faster.
Arizona housing trends
According to Caro, Arizona’s housing market is showing signs of stabilization, and activity is beginning to increase.
“The Arizona market is stable, and it is springtime. Spring and early summer months are the time when it typically rises, and so we’re starting to see a rise in sales, a rise in buyer activity, and a rise in closings,” says Caro.
On average, homes in Arizona spend about 53 days on the market before selling. This metric, known in the real estate industry as days on market (DOM), measures the time between a property’s listing and its contract’s signing. By comparison, the nationwide average DOM currently stands at 50 days.
The median price for homes in Arizona hovers around $439,250, reflecting a 1.4% decline compared to the previous year.
“I think that the mortgage rates are expected to stabilize in 2025. They’re going to be higher than obviously pre-pandemic levels, and I think they potentially impact affordability for first-time buyers. There’s been a real surge and a higher demand in Arizona for that luxury housing segment,” says Caro.
What do these developments indicate for sellers? With Arizona’s market showing signs of renewed activity, it’s important to set a competitive price and present your home well to attract serious buyers and help your listing stand out.
When is the best time to sell a house in Arizona?
Although elevated interest rates are impacting the market, Arizona usually follows seasonal patterns, with sales activity rising during the spring and summer. This indicates that the months spanning April through July offer the best opportunity to sell your home for the highest return. If selling quickly is your main goal, the ideal time to put your house on the market in Arizona begins in June.
Because it generally requires 53 days to locate a buyer and approximately 40 days for buyer financing to finalize, it’s smart to list your home two to three months ahead of the busiest selling period.
Caro weighs in on the best time to sell a house in Arizona:
“Just to maximize the sales price and minimize the time on the market, I would recommend the spring and early summer months, and it’s usually because of higher buyer demand. Families plan on moving in the summer before the school year.”

“I would say that as a seller, there are buyers all year round, but we do see a surge in the spring and early summer months. So I would recommend that, just looking at supply and demand, if there’s a low inventory in your particular area, that would be a better time to be on the market because you just have to compete against fewer houses,” says Caro.

What’s the worst time to list a house in Arizona?
According to Caro, there is no worst time to sell a house in Arizona. “It depends on the motivation of the seller and how quickly you want to sell,” she says. “So if somebody is very motivated to move, then that will usually be the first house that’s going to sell, because they’re going to tend to price at a little under market or add some kind of incentive.”

What seller concessions help close a sale in Arizona?
To finalize a sale, sellers in Arizona often offer concessions or provide credits to buyers. These incentives can differ based on various factors, including the home’s condition and market trends.
“Sometimes, depending on the property, I would say that I think that the number one seller concession right now is offering to help in an interest rate buy-down. Like a temporary buy down,” says Caro.
Below are some typical seller concessions and credits that might help make your Arizona home sale more appealing:
- Assist with a portion of the buyer’s closing expenses
- Help fund a temporary mortgage interest rate reduction
- Provide a repair allowance to cover issues identified during the inspection
- Cover the cost of the buyer’s home inspection or appraisal services
- Pay for the initial months of HOA fees, if relevant
- Take on the expense of the buyer’s real estate agent commission
- Prepay property taxes or homeowners’ insurance premiums for the first year
Insider tips to help sell your house in Arizona
As a highly regarded agent in Arizona, Caro has extensive experience helping sellers reach their goals, no matter the season or challenges involved.
Here are some expert tips from Caro to assist you in selling your home:
1. Price it right from the start
Setting the right initial price is important, as overpricing can cause your listing to linger and eventually require reductions. A well-researched pricing plan grounded in recent sales data (comparable sales) can generate strong buyer interest and competitive bids.
2. Choose a great agent
Partner with a savvy local agent who knows your market and can guide you through pricing, marketing, and negotiations. The ideal agent will position your Arizona property for a successful sale. According to HomeLight’s data, the top 5% of agents sell homes at prices 10% higher than the average agent.
3. Make the right repairs
Address visible problems like dripping faucets, broken tiles, and peeling paint — buyers often read minor issues as signs of larger concerns. Concentrate your efforts on repairs that will deliver a good return and reassure buyers. A knowledgeable Arizona agent can also advise which repairs to skip.
“Meet with your agent and really talk about what things need to be done, like landscaping or tidying up, maybe getting rid of some clutter, and really maybe making the home as beautiful as they can before placing it on the market,” says Caro.
4. Employ physical and virtual curb appeal
Enhance your home’s outdoor appearance with tidy landscaping, a fresh exterior, and inviting lighting to create strong curb appeal in person. For digital viewers, professional photos and virtual tours can make your listing stand out immediately.
5. Declutter and depersonalize
Eliminate excess items, such as extra furniture, family pictures, and collectibles, to open up spaces and make them feel more welcoming. A clean, neutral environment helps buyers picture themselves living in the home.
6. Offer a home warranty
Including a home warranty can provide reassurance to buyers about future repair expenses, especially in older homes typical of Arizona. It also gives your listing a competitive advantage.
7. Be flexible with showings
Making your home readily available to prospective buyers can speed up the sale process. Offering availability on evenings and weekends for showings often helps accommodate out-of-town buyers and those with busy schedules.
8. Consider staging
Staging your Arizona home can lead to quicker sales and higher offers by helping buyers envision the living space. Even partial or virtual staging can enhance your home’s appeal.
Caro also recommends paying attention to the day of the week you list your home. For example, on Fridays, “people really don’t have time to make plans to take a look at a house,” she explains. “Just instantly launching that listing midweek is something that we work to do so that we get a lot of engagement before that first weekend.”
Answers to other Arizona home-selling questions
What if I need a fast sale and closing in Arizona?
While some homes in Arizona can sell quickly, a fast sale is never guaranteed. If you need a speedy sale or don’t have the time or funds to complete necessary repairs, you might want to look into requesting an all-cash offer through HomeLight’s Simple Sale service.
Within minutes, you can fill out a brief questionnaire and get a no-obligation cash offer in under 24 hours. Simple Sale provides cash offers on homes in virtually any condition in Arizona, allowing you to bypass repairs, staging, and open houses and close in as little as 7 days.
What is the biggest mistake Arizona home sellers make?
Caro points out that the most common error sellers make in Arizona is failing to recognize how much the market has shifted and not adjusting their expectations accordingly.
“It’s not every segment of our market that has multiple offers; we’re seeing a lot fewer offers that are over asking price. So we’re just seeing more stabilization in the market. There’s still going to be a slight, in my opinion, increase in the home prices, but not steep, and so I think they have to be very mindful of the actual increase in value,” she says.
Find a top Arizona agent for a successful sale
The best time to sell a house in Arizona depends on your goals. However, selling your property quickly and at a favorable price doesn’t need to be complicated. Being well-informed helps you make smarter choices and avoid common pitfalls.
“I would say that in 2025, if somebody is looking to buy or sell, I don’t think they should hesitate,” says Caro. “As a buyer, if you see a house that you like, you should buy it, and as a seller, if you’re thinking, I want to get my house sold, now’s the best time.”
